Senior Vice President, Operations and Sales

OVERVIEW
The Senior Vice President of Operations & Sales is responsible for strategic planning as it relates to the development and maintenance of manufactured housing communities, portfolio profit and loss, marketing and directing the operations, and sales departments. This role is also responsible for portfolio success through meeting or exceeding established targets.

***This postion will office out of the Main Office in Southfield, MI.
JOB DUTIES

  • Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
  • Adheres to Suns Timekeeping Policy by reviewing, verifying accuracy, approving and submitting direct report(s) time recorded.
  • Partners with Team Relations on team member counseling and recommendation of termination when appropriate.
  • Conducts team member performance reviews and recommends compensation adjustments.
  • Approves annual operating, sales, and capital improvement budgets for each property in assigned portfolio.
  • Ensures each community meets Suns curb appeal standards. Completes on-site inspections of communities with RVPs and DVPs as required.
  • Reviews consolidated P&L statements and provides budgetary reports to senior management.
  • Reviews and approves pro-forma budgets and capital improvement programs for new acquisitions, including ground-up and expansions.
  • Ensures DVPs are properly evaluating, training, and developing effective RVPs.
  • Manages operational portion of ground-up developments and expansions including home design/ordering, site planning, sales/leasing strategy, and staffing.
  • Approves staffing levels in each community in conjunction with annual budgets.
  • Ensures internal control practices are adhered. Recommends changes to operating controls, as needed.
  • Ensures compliance with federal, state, and local agencies that regulate fair housing laws and community operations.
  • Ensures compliance of safety policies as well as the timely submission of incident reports.
  • Approves annual capital improvement program to ensure proper community upgrading and maintenance.
  • Develops and/or approves lease-up programs and strategies to lease vacant sites in conjunction with RVPs and DVPs.
  • Maintains knowledge of current market surveys and existing marketing conditions within the assigned portfolio.
  • Collaborates with RVPs and DVPs on new, pre-owned, and brokered home sales programs at all communities.
  • Ensures customers/residents receive the highest level of service consistent with Suns Customer Service philosophy.
  • Collaborates with RVPs and DVPs to develop effective resident relation activities within their portfolio.
  • Develops and maintains national manufacturer, vendor, and retailer relationships.
  • Maintains involvement in local, state, and national industry associations.
  • Meets with residents, homeowner associations or boards as required.
  • Other duties as assigned.
  • Approves marketing materials, plans, sales incentives, and advertising programs.


REQUIREMENTS
  • Bachelor's Degree in Real Estate, Hospitality, Business, or related field (Required)
  • 10 years property management experience, preferably in the manufactured housing industry
  • 6 months experience using Yardi
  • 7 years management or leadership experience
  • Demonstrated leadership abilities
  • Excellent interpersonal and communication skills
  • Thorough knowledge of federal, state, and local laws pertaining to fair housing and employment law
  • Strong organizational skills
  • Working knowledge of basic accounting principles
  • Ability to travel with overnight stays
  • Intermediate computer proficiency, including the ability to use the Microsoft Office Suite, email, and internet
