Position Summary:
As Real Estate Manager, you will play a crucial role in the success of more than 100 HVAC & plumbing businesses across 30 states. Ensuring individual businesses have the safe, dependable, productive space they need to serve our customers is critical to fuel Service Experts' success. Service Experts' Real Estate Manager is an individual contributor and subject matter expert who works under limited supervision. This valued team member manages the organization's real estate portfolio of service center, warehouse, and office locations - 111 properties in total as of March 2023.


Key Responsibilities:

• Establish and maintain relationships with key stakeholders including service center general managers, region directors, landlords, property managers, insurers, vendors, and brokers
• Continually evaluate Service Experts' property portfolio using industry standard metrics to identify opportunities to reduce risk, lower costs, and improve service
• Maintain lease portfolio database along with relevant legal documentation
• Manage monthly rent roll process
• Produce monthly report identifying expiring leases, facilitate renewal/relocation decision process
• Negotiate lease renewals with support from internal legal counsel
• Facilitate service center local relocation discussions with service center general managers, Marketing, property brokers
• Utilize online research tools to determine market lease rates
• Maintain site security and coordinate maintenance & repairs for Service Experts' Field Support Office in Richardson, Texas
• Represent Service Experts' brand and interests with utmost professionalism
• Manage and oversee Real Estate projects such as: relocations, remodels and closures.
• Manage third party suppliers and vendors for Real Estate projects.
• Manage budgets for Real Estate projects including CapEx process and budgets
• Up to 25% domestic travel

Qualifications:

• Three or more years of experience in commercial or industrial real estate
• Demonstrated success managing processes, performing quantitative financial analyses, and delivering executive summary recommendations to senior leaders
• Excellent organizational skills and attention to detail
• Strong verbal and written communication and negotiation skills
• Demonstrated professionalism, customer service, and growth mindset
• Ability to work effectively as a team player or independently, in a fast-paced environment, while prioritizing projects to ensure timeliness of deliverables
• Integrity
• Fiscal responsibility
• Proficiency in Microsoft Office, including Outlook, Teams, Excel, and PowerPoint
• High School diploma required (B.S. in Real Estate, Finance, Accounting or related field preferred)
