Job Description

As a Funder responsible for all mortgage related products. Accurately review loan documents and prepares loan deliveries to Fannie Mae. Funding on all HELOC and 2 nd Mortgage loan products. Reviews loan packages to ensure that loans approved meet both federal and state compliance regulations. Review underwriting processes - calculating DTI's and CLTV to ensure accuracy. This position help protects the credit union against losses by assisting with accurate Mortgage payoff information and submitting lien releases to a third party website servicer to prepare all Substitution of Trustees and Full Reconveyances within the established legal time frame for recording. Works with escrow lenders by providing Mortgage Demands and process payoff. In addition, reviews and processes all Subordinations Agreements for HELOC/2 nd Mortgage along with preparing loan modification and associate with the members for signing. Responsible for all aspects of Mortgage servicing in providing assistance to staff and member services as it relates to Mortgage lending.

Responsibilities:

  • Validate, verify all conditions are cleared with Underwriter/Processor prior to documents. Coordinate with Escrow, Title, and member, insure loan is properly locked, draw final documents in accordance with loan approval. Validate credit authorities. Coordinate loan signing; follow-up on documents out. Assist Escrow and Title with questions. Once the file is received from the underwriter, reviews files closely to ensure all correct documents and services are ordered in a timely manner to expedite closing. Follows up on all documents from Escrow Analyses and reviews all title searches, payoffs, conditions, etc. for preparing mortgage loan file for closing. Works closely with the escrow and title companies to ensure accurate and timely closing. Contact member directly as needed for follow up documentation. Completes final documents as needed for closing based on lock commitments, work with escrow companies, loan originators and members for closing. Also contacts notaries as needed.
  • Review signed documents for accuracy of signing (completeness) verifying NO alterations and in compliance with Federal and State Regulations. Sign off; complete Funding Checklist. Validates DTI's and CLTV to ensure accuracy. Funds Mortgage products - calculating accurate funding figures; including per diem, pay offs. Prepares wires, validates figures, including lending authorities. Prepares files for shipping to Investor per investor's guidelines and/or prepares Portfolio loan files.
  • Balances and reconciles monthly HELOC pay off accounts. Balance and reconcile monthly mortgage general ledger accounts
  • Assist with HELOC/2nd Mortgage Demands for Payoff. Assist with Subordination Agreements for HELOC/2 nd Mortgage- evaluates to ensure Credit Union's lien position is not at risk. Assist with loan modifications, meets with members to complete signatures and notarization, and sends documentation for proper recording.
  • Supports and participates in continuous improvement activities
  • Responsible for reviewing/revising/developing procedures pertaining to job responsibilities on an as needed basis.
  • Other related duties as assigned

Qualifications:
  • Two years experience in consumer loan and mortgage processing
  • Must be knowledgeable Mortgage loans products, federal and state regulations
  • Demonstrates sound judgment and tack in both internal and external consumer relations
  • Proficiency in the operations of Word and Excel
  • Excellent oral and written communication skills
  • Must have a high aptitude for detail work, research and problem solving
  • Must be able to work with a heavy volume of work and several projects at the same time
